Why Join CIG Communities?

At CIG Communities, we do things differently. As a growing developer and property management company, we currently manage over 1,500 units and expect to double in size over the next several years through new developments and third-party management opportunities. This is your chance to be part of something exciting—a company that values innovation, teamwork, and a customer-first approach.

The Opportunity

As Business Manager, you’ll be the primary on-site leader and business operator for your community. We’re redefining property management by using technology and AI-driven tools to handle transactional tasks, so you can focus on what matters most: high-judgment decisions, leading your team, and driving business performance. Whether you’re guiding a new construction community from TCO to stabilization or growing an established property, you’ll be the accountable leader on-site and work in close partnership with the Regional Manager. This position is located at [Community Name / City, State].

Key Responsibilities:

  • Leasing & Renewals – Own all leasing and renewal activity, from tours and applications to lease documents, driving lease-up communities to stabilization and keeping a proactive renewal pipeline at stabilized properties.
  • Resident Experience – Serve as the primary point of contact for residents, resolve issues promptly, and lead retention efforts including renewal outreach, satisfaction surveys, and online reputation management.
  • Financial Performance – Manage rent collection, deposits, and delinquency, contribute to monthly budget-variance reporting, and give leadership weekly leasing and occupancy updates.
  • Property Condition – Oversee maintenance requests and builder-warranty claims, and conduct regular inspections to keep the community clean, safe, and beautiful.
  • Marketing & Occupancy Strategy – Develop and execute leasing and marketing strategies, including online listings, referrals, and local outreach, and provide input on pricing and concessions as the property matures.
  • Team & Vendor Leadership – Hire, train, schedule, and coach on-site leasing and maintenance staff, and manage vendor and contractor relationships.
  • Compliance & Reporting – Ensure adherence to fair housing, landlord-tenant, and OSHA regulations, and maintain accurate property records.
  • Community Engagement – Plan and lead resident events, referral programs, and renewal appreciation initiatives that build a true sense of community.

What We’re Looking For:

  • 2–3 years of residential property management or leasing experience, including assistant manager or supervisory experience (lease-up experience preferred).
  • Demonstrated leadership skills, including coaching and holding staff accountable.
  • Budget and financial-reporting literacy, plus vendor and contract management experience.
  • Strong communication, organization, and conflict-resolution skills, with the confidence to make day-to-day decisions independently.
  • Working knowledge of fair housing laws and residential lease agreements.
  • Proficiency in Microsoft Office and familiarity with property management software (ResMan, Yardi, Entrata, or similar).
  • High school diploma or GED required; associate or bachelor’s degree preferred.
  • Ability to work occasional evenings and weekends to respond to emergencies, resident needs, or staffing gaps.
