Position Summary

CIG Communities is seeking a dedicated and detail-oriented Maintenance Supervisor to oversee the daily operations of a property. This role ensures the upkeep of buildings, grounds, and equipment while managing inventory, scheduling vendors, and ensuring high-quality work. Reporting directly to the Community Manager, the Maintenance Supervisor plays a critical role in OSHA compliance, handling service requests, and maintaining HVAC systems.

Primary Responsibilities

Duties include but are not limited to:

  • Maintain all inventory and equipment.
  • Ensure proper repair and upkeep of the building’s exterior.
  • Enforce OSHA standards and company safety policies.
  • Respond promptly to service requests and prepare market-ready units.
  • Schedule and perform preventative maintenance.
  • Maintain required logs (OSHA, snow removal, preventative maintenance, etc.).
  • Be available for on-call emergency maintenance.
  • Install and ensure warranty compliance for all appliances.
  • Perform routine plumbing and electrical repairs.
  • Oversee maintenance tasks for apartment turnover inspections.
  • Maintain HVAC equipment (must be HVAC Certified).
  • Report any unusual property, employee, or resident issues.
  • Maintain a professional appearance and wear the required company uniform.
  • Conduct snow removal as necessary.
  • Assist the Community Manager in evaluating maintenance personnel.
  • Keep grounds clean and free of litter.
  • Adhere to all CIG Communities policies and procedures, including Fair Housing and Equal Opportunity regulations.

Qualifications

To succeed in this role, candidates must meet the following criteria:

Education & Experience:

  • High school diploma or GED.
  • 1-2 years of related experience in maintenance or an equivalent combination of education and experience.

Certifications & Licenses:

  • EPA Certification (HVAC Certification) is required.
  • Certified Pool Operator (CPO) certification required within 6 months of hire (company-paid, if applicable).
